Apartment Renovation in Lyon 6th

From the Brotteaux to the parc de la Tête d’Or: high-end design, coordination and finishes, just steps from our showroom at 148 rue Vendôme.

RS.D Agencements de Caractère has its workshop and its 300 m² showroom at 148 rue Vendôme, in the heart of the Lyon 6th arrondissement. Since 1987, we have been renovating the district’s apartments: Haussmann and Art Deco buildings in the Brotteaux, refined addresses around the place Foch, the cours Vitton and the parc de la Tête d’Or. Nine projects completed in the 6th alone have taught us its building stock — point de Hongrie parquet floors, mouldings, high ceilings, demanding co-ownerships. A qualified interior architect, a single point of contact, and a 300 m² showroom just a few streets from your site.

What your renovation in the 6th includes

Haussmann & Art Deco in the Brotteaux

Restoring point de Hongrie parquet floors, repairing mouldings and plasterwork, original fireplaces and joinery: we preserve the soul of the Brotteaux buildings while bringing in the comfort of today.

Opening up & optimising space

The enfilade rooms and long corridors of period buildings lend themselves to opening up. We open out the volumes, gain light and create storage without betraying the character of the place.

Integrated kitchen & bathroom

A kitchen open to the living room, a marble or zellige bathroom, a walk-in shower: bespoke cabinetry designed and built to match the generous proportions of the Lyon apartment.

Co-ownership & showroom just steps away

Works declarations, co-ownership regulations, dealings with the managing agent, site access in a dense area: we handle the formalities. And your materials showroom is only a few streets away, on rue Vendôme.

How much does an apartment renovation in the 6th cost?

We deliberately do not publish a price per square metre: on a high-end renovation, two apartments of identical size in the same building can come in at budgets three times apart. Quoting an average would give you a figure the actual estimate would contradict.

What genuinely drives the budget of a project in the 6th:

  • The condition of the structure and services. An apartment whose wiring, plumbing and heating all need replacing is a different job from a property that is already sound.
  • The scope of the work. Refreshing surfaces, or taking down partitions, redrawing the circulation and relocating a kitchen and a bathroom: these are two different trades.
  • The heritage to preserve. Restoring point de Hongrie parquet, mouldings, plasterwork or an original fireplace calls for craftsmen and time that laying a new floor does not.
  • The level of finish and the share of bespoke work. Joinery drawn and built for the room, stone, lacquer, hardware: this is the most elastic line of the estimate.
  • Site constraints. Upper floors without a lift, access and deliveries on busy streets, shared service risers, working hours set by the co-ownership — all of it is labour time.

So we answer the budget question for your property rather than for an average: an on-site visit and survey, a feasibility study, then a detailed line-by-line quote, free and with no obligation, within 48h. You see what each trade costs, and what you can trade off.

Co-ownership, access, schedule: what frames a project in the 6th

In the 6th, the timeline of a renovation rarely depends on the building work alone. The housing stock is mostly held in co-ownership, often period, on streets where parking is not free. These constraints can be managed — provided they are handled before starting, not during.

  • The co-ownership regulations are read before anything is drawn. They govern what may be altered, site working hours and access arrangements.
  • The general meeting sets the start date. Anything affecting common areas — service risers, opening a load-bearing wall, altering a façade — requires a vote. The meeting calendar is therefore often the real starting point of the schedule.
  • A prior works declaration is required with the town hall as soon as the external appearance changes, for instance when replacing windows.
  • The managing agent and the neighbours are informed up front. Advance notice prevents most mid-project hold-ups.
  • Logistics matter as much as the rest. Parking, furniture lifts, deliveries and rubble removal are organised ahead of time on narrow, parked-up streets.

We take on these formalities and the dialogue with the co-ownership. As for the duration itself, we commit to a schedule once the project is settled and the approvals obtained: before that stage, any estimate would be guesswork.

The 6th, our neighbourhood since 1987

The 6th is the only arrondissement where we are physically based: our showroom at 148 rue Vendôme is just a few minutes from the Brotteaux, the place Maréchal-Lyautey and the cours Vitton. We know its three faces — the opulent Haussmann buildings around the place and the avenue Foch, the Art Deco façades of the Brotteaux and Masséna, the sought-after addresses that line the parc de la Tête d’Or and the quais du Rhône, right down to the quieter Sans-Souci district. This building stock sets its own rules: period parquet floors to preserve, high ceilings, shared service risers, façade works overseen by the co-ownership, parking and deliveries to organise in busy streets. Being based in the 6th means dropping by your site within minutes and choosing your materials at the showroom between two appointments.

Frequently asked questions

How much does an apartment renovation in the 6th cost?

We do not publish a price per square metre: on bespoke work, the state of the services, the scope of the intervention, the heritage to be restored and the level of finish can make the budget vary threefold for the same surface area. We price your property, not an average — after a visit and survey, you receive a detailed line-by-line quote, free and with no obligation, within 48h.

Do you work on the period Haussmann buildings of the Brotteaux?

Yes, it is one of our specialities. We restore point de Hongrie parquet floors, mouldings, plasterwork and original fireplaces while integrating compliant electrics, soundproofing and air conditioning. Several of our projects in the 6th are Haussmann and Art Deco buildings.

Do you handle the co-ownership formalities?

Yes. Prior works declaration, compliance with the co-ownership regulations, dealings with the managing agent, informing neighbours and organising access on busy streets: we take care of these formalities specific to the buildings of the 6th.

How long does the work take?

The duration depends on the scope of the project and, in the 6th, on the co-ownership calendar: when the work affects common areas, a vote at the general meeting governs the start date. We commit to a precise schedule once the project is settled and the approvals obtained.
